Services & pricing

We picture buildings that don't exist yet.

That's the short version. Below is the long one — every service laid out with what's actually in it and what it runs, so you can price a project without a single "let's hop on a call" first.

The three big ones

Everything we make — and what each one runs.

Prices below are our real starting points, not teaser numbers. Most projects mix and match — a couple of hero stills, one room staged, maybe a short film for the socials. Tell us the shape of yours and we'll build the exact package around it.

01

Photoreal stills

A single frame that does the heavy lifting — the one you pin to the boardroom wall or slap on the planning submission. We model it, light it for the right time of day, dress the scene, and set the camera where your building looks like itself.

  • Exterior or interior view
  • Grey-box preview before final
  • One revision round
  • Print + web exports
  • 5–8 working day turnaround
  • Bundle of 5 from $2,950
$685per view

02

Walkthrough films

Ninety seconds of your building before there's a building to film. We storyboard the route first so you sign off on where the camera goes, then animate the flythrough with real light, moving foliage and a licensed track. The one clients replay on their phones.

  • 60–90 second animated flythrough
  • Storyboard sign-off first
  • Licensed soundtrack + 4K master
  • Vertical cut for socials
  • Two revision rounds
  • ~3 week turnaround

03

Virtual staging

Empty listing to sold-looking in a few days. We drop real furniture, real rugs and real light into a bare interior — no cardboard-cutout couches — so buyers picture themselves in the room instead of squinting at drywall. Great for pre-sales and spec units.

  • Furnished per room, your style
  • Works from a render or a model
  • MLS + listing-ready sizes
  • One revision round
  • 3–5 working day turnaround
  • Whole-unit deals available
$175per room

Bolt-ons

Little extras that make the pitch land harder.

Context

Aerial drone-style view

$480

Your building dropped into the real site from above — water, roads, neighbours and all. Perfect for masterplans and "where does it sit" questions.

Options

Day / dusk variant

$220

Same camera, different light. Grab a warm dusk cut of a shot you already love — the mood swing does a lot of work in a deck.

Deck

Layered pitch export

$140

Your renders sized and cropped for slides, plus the layered source file so your designer can push it further later.

Speed

Rush lane

Deadline breathing down your neck? We'll bump you to the front of the queue when the schedule allows — we'll tell you straight if it doesn't.

How a job runs

From your files to final frames in four checkpoints.

1

Send the plans

CAD, SketchUp, Revit, even napkin sketches. A quick 20-minute call sorts out anything missing — no lengthy brief form.

2

Lock the angles

You get a grey-box preview of every camera. We nail the framing before we spend hours on the pretty pixels.

3

We render it up

Materials, lighting, staging, the works. Two revision rounds baked in on packages, so it lands where you want it.

4

You get the files

Print-ready stills, a 4K walkthrough, layered sources — sized for the deck and the site hoarding both.

Price your project

Tell us roughly what you need.

Ballpark's fine — how many views, whether you want a film, when it's due. We'll come back within one working day with a real number and a timeline, not a "we'll be in touch." Rather talk? Call (252) 255-5800.

We invoice 50% to start, 50% on delivery. No lock-in beyond the job.

Before you ask

The stuff people usually want to know.

What files do you need from me?

Whatever you've got, honestly. A CAD set, a SketchUp or Revit model, a PDF of plans and elevations — even hand sketches with dimensions will do. The more you send, the faster we start. If something's missing we'll flag it on the 20-minute kickoff call rather than bounce a form back at you.

How long until I see something?

Stills usually land in 5–8 working days, staging in 3–5, and walkthrough films in about three weeks. You'll see a grey-box preview well before any of that, so nothing's a black box. If your deadline's tight, tell us on the call and we'll say straight up whether the rush lane can make it.

What if the render's not quite right?

That's what the revision rounds are for — one on a single still, two on the packages and films. Because you approve the camera angles at the grey-box stage, the fixes are almost always small (a warmer light, different furniture, tweak the planting) rather than a start-over. Extra rounds beyond that are billed by the hour and we'll tell you before the clock starts.

Do you work with out-of-state architects?

Absolutely. We're based on the water in Harbinger, NC, but the whole job runs over email, calls and shared previews — we've never needed to be in the same room as a project. If you happen to be local and want to talk it through at the studio, the coffee's on us.

Can I license the renders however I want?

Yep — the final files are yours to use across pitches, planning submissions, listings, hoardings and socials, no per-use fees. You get the layered source too, not just a flat JPEG, so your designer can keep pushing it later. We just ask to keep a copy for our own portfolio unless the project's under wraps.
